Asbestos testing and surveys

Asbestos can’t be spotted by looking, and in a home built in the 1990s or later a test may simply show there is nothing to remove. We have a certified inspector take small pieces of each finish in your plans and send them to an accredited lab, which reports on every sample. Under Minnesota law, any material above 1 percent asbestos is treated as asbestos-containing, and our quote follows what the lab finds.

Popcorn ceiling removal

MDH puts popcorn texture, ceiling tiles and the mastic behind ceiling tiles on its list of home products that may contain asbestos. A ceiling that tests positive is sealed off, misted and scraped into bags, then left bare for your drywall finisher or painter.

Floor tile and sheet vinyl removal

Asphalt and vinyl floor tile, sheet vinyl and floor tile mastic all appear on MDH’s list. In homes of up to four units, flooring lost its exemption from the state’s asbestos work rules on July 1, 2021. Each layer gets a sample of its own, and we lift only what comes back positive.

Drywall and joint compound removal

Wallboard, joint compound and spackling compound are on MDH’s list too, which matters when you finish a basement, move a doorway or open a wall for wiring. We sample the board and the taping mud, then cut out positive sections inside a sealed work area.

Siding and roofing removal

Asbestos in roofing and siding dropped off quickly after the early 1980s, according to MDH, and siding in good condition is best left where it is. If new siding, a new roof or an addition forces it off, we take it down piece by piece without breaking it and wrap it for the landfill.

Remodel and demolition abatement

Minnesota wants asbestos out of a building before it is renovated or demolished, and a house is no exception. We work through the rooms on your plan ahead of the other trades, so the remodeler, basement finisher or wrecking crew starts after the asbestos is gone.

Asbestos testing and removal costs

More than 1 in every 10 Lakeville homes were built before 1980, so asbestos still turns up in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Lakeville, Credit River and Farmington. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Sampling and a site visit

Nothing gets priced before it is tested. An inspector certified by MDH samples the materials your remodel will disturb, or surveys the entire house ahead of a teardown. We then walk the rooms with you, lab report in hand, and build the quote on what it shows.

02

State notice and containment

Five calendar days is the minimum gap between the licensed contractor’s written notice to MDH and the start of regulated removal, and only that contractor may file the notice. On setup day we hang plastic sheeting, start a HEPA negative air machine and place a decontamination unit with a shower where the crew enters the work area.

03

Wet removal, air samples and disposal

Waste is tracked from start to finish. It is kept wet as it comes off, sealed into labeled containers that won’t leak and sent under a manifest to a landfill that takes asbestos. The containment comes down only after the clearance air samples pass.

Lakeville homes, old and new

Most of the housing in Lakeville is recent. The median year built is 1999, the 1990s and the 2000s each added nearly a quarter of today’s homes, and more than 7 in 10 went up in 1990 or later. Around 1 in 5 comes from the 1970s or 1980s, and fewer than 1 in 10 is older than 1970.

A newer house is not automatically free of asbestos. MDH notes that some asbestos materials were banned while others are still in use. A home’s age tells us where to look first, and the lab report tells you what is actually there.

Detached houses and townhouses together make Lakeville a city of one-unit homes, close to 9 in 10 of the total, and about 1 in 8 occupied homes is rented. Testing and licensed removal work the same way in a townhouse or a rental as in a detached house.

State asbestos rules for homes

Work in a home is regulated once it disturbs more than 10 linear feet of friable asbestos on pipes. For other surfaces the line is more than 6 square feet, and where neither can be measured, more than 1 cubic foot of friable material. Above those amounts, only an MDH-licensed asbestos contractor may do the work, siding and other exterior work included.

If a job falls under those amounts, MDH no longer regulates it, but that is not the same as safe, and MDH still advises licensed removal for any asbestos material.

Lakeville’s building inspections page says a permit is required to alter, repair or demolish a building. That page has no asbestos steps of its own, so plan the asbestos side of a project around the state rules.

Frequently asked questions

Can homeowners do their own asbestos removal?

State law has one narrow opening for do-it-yourself work. To use it you must own the home, live there, and the house must be single-family, and then the license and permit fee are waived. Rentals, duplexes and apartment buildings fall outside it. MDH still strongly urges even those owners to bring in a licensed asbestos contractor.

My house was built in the 1990s. Does it need testing?

It may not need an inspection. MDH lets a building built after October 1988 rely on a letter from its architect or builder confirming no asbestos went into it. If you have no such letter, sampling what you plan to disturb is the only way to learn what it contains.

Can we stay home during asbestos abatement?

It depends on where the work is. The sealed work area runs under negative air and stays closed to everyone but the crew until air samples clear it. When the containment is in one part of the house and you have another way in and out, we plan the job around the rest of the household at the quote.

What goes into the price?

A ceiling patch and a basement of tile are not the same job, and three things move the figure: square footage, the material and the days on site. Our bid includes the crew, air monitoring and hauling away the waste. The state also charges a project permit fee, which is $35 for a small home job and 3 percent of the cost of the asbestos work for larger ones. Once the lab results are in and we have walked the space, you will have your number.

What if asbestos turns up in the middle of a remodel?

Put the tools down and leave that material in place. A find in the middle of a remodel is not an emergency under MDH’s rules, so the licensed contractor must still give the usual advance notice before removing it. That is why we push for sampling before any demolition begins.
