Popcorn Ceiling Removal in Lakeville

Typical cost in Lakeville

  • One room ceiling, about 150 to 250 sq ft$1,700 – $4,300+
  • Several rooms or one floor, about 600 to 1,000 sq ft$5,000 – $13,500+
  • Whole house, about 1,500 to 2,000 sq ft of ceiling$9,500 – $24,000+

MDH counts popcorn texture among the home products that may hold asbestos, so a textured ceiling gets sampled before anyone scrapes, sands or drills it. When the lab report confirms asbestos, the room is sealed, and the texture is dampened and scraped into bags until the surface underneath is bare and ready for its next finish.

Since July 2021, the state’s asbestos work rules have covered ceilings in houses, duplexes and other buildings with no more than four units. Our ceiling work reaches Lakeville, Credit River and Farmington.

What the work involves

Containment

Setup comes first. With the room emptied, the floor and walls disappear under taped plastic sheeting, and a HEPA negative air machine filters the air it pulls from the space. Texture is misted ahead of the scraper and never allowed to dry out.

Painted or stained texture

Ceilings that were painted over, or that carry brown rings from an old roof or plumbing leak, soak up water unevenly. We note both on the first visit, since they change how the texture is wetted and scraped.

Ceiling tiles and their mastic

Ceiling tiles that were glued in place belong on the same MDH list, along with the mastic holding them up. Each gets its own sample. Where the tiles test positive, we work them loose in one piece wherever they come away cleanly.

When it can stay

Texture in good shape that nobody plans to touch can be left in place. Moving a light, adding a fan or sanding for paint brings the question back.

Planning a ceiling job

Ceiling removal goes fastest in an empty room with a clear path from the door.

Clearing the space

We need an empty room to work in. Anything you can carry out, from beds and sofas to rugs and framed photos, should go to another part of the house. Ceiling lights, fans and smoke alarms either come down or get sealed in plastic in place.

Time without the room

Count on the room being off limits until the final air samples pass.

The next finish

You might hang new drywall over the bare ceiling, skim coat it or go straight to primer and paint. Whichever you choose, we finish the removal with that next step in mind.
